Landlord Insights Live: Unpacking the Renters’ Rights Bill

Last week marked a milestone for us—we hosted our first in-person landlords’ event since 2019: a Landlords’ Evening focused entirely on the forthcoming Renters’ Rights Bill.

With the changes on the horizon—from the abolition of Section21 no-fault evictions to limits on rent increases, mandatory periodic tenancies, a new landlord ombudsman, and a database requiring landlord registrationour aim was clear. We wanted to ensure our landlord community felt informed, supported, and ready for whats to come.

Our evening opened with a compelling address from property lawyer David Smith. His in-depth explanation of the Bill’s impacts on landlords and agencies resonated deeply, illuminating key points such as the requirement to justify eviction through Section‑8 grounds, the annual cap on rent rises, and new standards around property conditions and tenant protections.

Following this, two of our own team members stepped up to connect those legal changes to practical support. They presented a full overview of how we, David Astburys, can guide landlords through compliance. Their discussion covered everything from checklists and property‑management tools to ongoing consultations—ensuring no one feels left behind as the Bill rolls out.

The highlight of the evening was a lively Q&A session. We were genuinely encouraged by the engagement: landlords asked insightful questions, sought clarifications on how the Bill would affect their operations, and shared concerns about adapting to the new landscape. It underscored the value of hosting in-person gatherings where meaningful dialogue can flourish.

Beyond the learning, the event offered a valuable opportunity for us to meet landlords face to face. Welcoming around 70 individuals in person reminded us why these in- person meeting matter—not just for delivering content, but for building trust and forming connections.

Looking Ahead

By the evening’s end, our objectives were met. Attendees left better prepared to interpret and implement the Renters’ Rights Bill, and we strengthened our relationships with our landlord community. Moreover, offering ongoing support and demonstrations of our property‑management services, which are equipped to guide them through legislative change.
