Many people have welcomed pets into their homes during the pandemic. The stay at home order benefitted our furry friends with more time with their human parents!
Historically it has been challenging for renters to find a home with their pets with only 7% of private landlords actively advertising pet friendly properties, making the search for the right home a longer one.
The good news is responsible tenants with well-behaved pets can secure leases more easily through the new Model Tenancy Agreement which was announced by the government earlier this year. Under the new agreement, rejections should only be made where there is good reason, such as in smaller properties or flats where owning a pet could be impractical, but landlords will no longer be able to issue blanket bans on pets.
If you want to rent a property and have a pet, call our office today and discuss your specific needs with us. Tell us about your pet and what type of property you are looking for and we find you a home with one of many of our animal loving landlords.
What does this mean if you are a Landlord?
As a Landlord, you are still protected, tenants will continue to have a legal duty to repair or cover the cost of any damage to the property and Landlords can reserve the right to prevent pets from being in their properties, but that doesn’t mean pet owners can’t rent with a pet.
In essence consent for pets will be the default position, and as a landlord you will have to object in writing within 28 days of a written pet request from a tenant and provide a good reason.
